As per my mortgage officer :”Read the guides as they are different than the regular FHA guidelines. They need 5% of their own money seasoned for 60 days on 550-580. Renters must have 12 mos cancelled cks only – no vor accepted.  Appraisal + enhanced field with 2 add’l comps or 2 appraisals.  150% paymemt shock – and 43% dti max. THERE ARE NO EXCEPTIONS TO ANY OF THESE REQUIREMENTS !!”

These Cities Are In Line for a Rebound

Have we reached bottom? In many cities, knowledgeable observers say yes.

In October 2005 at the peak of the boom, the median sales price for a U.S. home reached 7.3 times per capita income. By this May it was 5.7 times, just about the historical norm. Home inventories have flattened. The decline in sales has ended – and in some places sales have expedited.

“The indicators are starting to look better,” says Adam York, an economic analyst with Wachovia.

Here are seven markets that SmartMoney magazine says are in line for a rebound:

Call for Artists

The City of Atlanta Office of Cultural Affairs Public Art Program
(OCA/PAP), Atlanta BeltLine, Inc. and Councilperson Cleta Winslow
(District 4) are seeking proposals from artists or artist teams to
paint an imaginative, site specific mural on White Street under the
Laughton Street bridge in Atlanta, Georgia. The mural design should
be created after dialogue with stakeholders and the surrounding
neighborhood. The projected budget for artwork is $26,000.

The mural will be located on White Street under the Laughton Street
bridge. This is in the southwest section of Atlanta and the BeltLine.
The closest physical address is 1070 White Street. The wall is a 17′
x 159′ concrete underpass. The street is largely unpopulated except
for a few businesses on the opposite side of the street. The location
falls between the Westview and the West End neighborhoods.

The BeltLine is one of the most comprehensive economic development
efforts
ever undertaken in the City of Atlanta and the largest, most
wide-ranging urban redevelopment currently underway in the U.S. It
will combine greenspace, trails, transit and new development along 22
miles of historic rail segments that encircle the urban core of
Atlanta. The BeltLine will pass through the eastern edge of the
Westview neighborhood on White Street. White Street is where the
Model Mile construction began at the beginning of this year. It will
travel towards Ralph David Abernathy Boulevard and along Muse Street.
This walking path will feature greenery, park space, and an
arboretum. A street car station is proposed for the intersection of
Ralph David Abernathy Boulevard., Langhorn Street, and Cascade Avenue.

The deadline for applying is November 26, 2008 at 5 p.m. The OCA/PAP
and the Atlanta Beltline, Inc. will convene a stakeholders’ committee
to assist with the selection process where proposals will be judged
