Atlanta No. 2 most affordable housing market

Metro Atlanta hasn’t been the greatest place in the country to own a home, as everyone with a devalued house in these parts knows.

There is some good news, relatively speaking, though.

It doesn’t cost that much to buy here.

Atlanta ranks second in the U.S. among the top 25 metro areas in terms of home affordability, new research from Interest.com, a Bankrate company, shows.

The median household income in the Atlanta area exceeds the income required to purchase a median-priced home here by 40 percent. That’s better than every other  big market except for Detroit, where it’s 45.32 percent.

The rest of the top five most affordable metro areas are Minneapolis, Phoenix and St. Louis.

Of course, Detroit is hardly the symbol of economic success, and Phoenix has had major housing issues.

The least affordable markets: San Francisco, New York, San Diego, Miami and Los Angeles.

Housing affordability is key concern nationally, and nationwide a  median-income household can afford a median-priced home in only 14 of the 25 largest markets, the study found.

Mike Sante, managing editor of Interest.com, said, “Despite all the talk about how homes are more affordable than they have been in decades, buying a home is still a big challenge for many American households.”

Sante continued, “Dealing with rising expenses and stagnant wages is a struggle. Even after years of declining home prices and record-low mortgage rates, median-income households are unable to afford a median-priced home in nearly half of the metropolitan areas that we looked at.”

Are you ready for the Neighborhood LIFT program? Have you not heard?
Neighborhood Lift is an initiative that Wells Fargo has created for the City of Atlanta. This program will add a new source of down payment funds for homebuyers  who are buying a home in Atlanta. The funds can also  be used for those who are buying a home that needs renovation.  $ 6.4 million in  down payment funds will be made available for those who earn less than 120% of  Area Median Income and will be purchasing a primary residence anywhere in the  City of Atlanta

The program will be kicking off  at a  large event at the Georgia WorldCongress Center on February 10th and 11th so mark your calendar and attend!

Event highlights  include:

·Down payment  assistance program – qualified homebuyers can get up to  $15,000 in a forgivable grant (see flyer below for more  info)

·Homebuyer  education theater – where consumers can learn more about finding and financing a  home and managing the financial responsibilities of homeownership

·Featured homes – consumers can stop by Wells Fargo’s Affordable Home Tour viewing center to  preview the features and prices of area homes for sale and board a neighborhood  home tour bus for a free ride to and from homes they’d like to see  first-hand ( THERE WILL BE HOMES LISTED AND OPEN IN OUR COMMUNITY!)

I’ve been watching the transformation of this beautiful home for a few weeks. It’s hard to believe this is also a  home I put a bid on- and was disappointed to lose. I KNEW this would be a great deal for anyone looking in-town  near the Beltline, and hoped I would have the opportunity to be apart of making someones dream come true.

From the time you step foot on the stairs to the grand entry, you know you’re in for a treat.  The spacious front porch is ready to be filled with welcoming plants and to fall in line with neighboring homes.  You are greeted by a solid wood door which opens to gleaming hardwoods.  Straight ahead behind a French door is a hall leading to Master suite, secondary bedrooms and baths. Who will send time in the kitchen of such a lovely home??– Well, I would- being that I have THREE kids…and what a kitchen?  Lovely granite counters, ample wood cabinets and walk-in pantry ensures cooking for my rowdy crowd is a breeze..

A spacious laundry/mud room is right off the back deck and kitchen. The deck is the width of the home and is enclosed within a private backyard.  I’m a bit jealous of the neighbors garden-but I’m sure the new owners of 1455 Lucile will NOT be like me, and this home will have a garden to admire too.

Heading back into the house through the kitchen, cutting through the dining room into the hall you can turn right and head back to the “Master suite”.  A great retreat!!  There are two walls of windows to receive great morning sun(this will help you wake up and make the most of your day), TWO closets- one walk-in (must be HERS) 🙂  a little sitting/dressing area and an enormous bathroom (the size of my sons nursery space). The master bath has double vanities and a beautiful claw foot soaking tub! I would never leave my room…. But, when you do- you can head downstairs to the daylight finished basement. The daylight basement has TWO additional rooms, plus a full bath. Make one a guest suite and the other an exercise or media space.  I would certainly make use of an exercise room on concert floors because my treadmill is killing my hardwoods.
